Splinter Society was engaged by Pace Development Group to deliver bespoke interiors and communal spaces for Cubitt Place, a 12-storey commercial building in Cremorne that also houses the developer’s own headquarters. The building occupies a tight, triangular site adjacent to the train line and was designed with architecture by Jackson Clements Burrows. With limited external outlook, the interiors focus on creating engaging and dramatic internal spaces, where atmosphere and materiality resolve complex plans while attracting high-end business tenancies.
The overarching strategy for the fitout was to create richly layered environments, where the focus was inward rather than on external views. Drawing on a boutique hotel aesthetic, the design employs textures, lighting and composition to make each area compelling and memorable. Splinter Society also explored what would entice people to come to the office, designing a workplace that builds teams and draws staff. This included extending the end-of-trip facilities into a full wellness offering, with sauna, steam room, cold plunge, spa and yoga spaces that provide restorative experiences.
The end-of-trip facilities are designed to feel more than functional. With showers, lockers and hair-drying stations organised along textured surfaces of natural tumbled stone, vaulted copper tile ceilings, and cedar, staff move through a carefully considered sequence in a space that evokes a contemporary bathhouse.
Natural timber, stone and moody lighting define the foyer and circulation zones. A double-height spiral staircase provides a grand entry, with a sculptural folded metal mesh ceiling above that rationalises services and diffuses light. Glazed partitions allow the ground-floor hospitality tenancy and foyer to flow into one another, creating a seamless, shared experience between public and internal spaces.
All circulation areas continue the palette of timber, stone and moody lighting, adding refinement on each level and integrating artworks at key points. The shared rooftop follows the same principle, offering a hospitality and amenity space accessible to both office users and the public.
With its focus on internal points of interest, layered circulation and high level of amenity, Cubitt Place creates a workplace that draws staff in and fosters connection.
