Cubitt Place by Pace Development Group

Splin­ter Soci­ety was engaged by Pace Devel­op­ment Group to deliv­er bespoke inte­ri­ors and com­mu­nal spaces for Cubitt Place, a 12-storey com­mer­cial build­ing in Cre­morne that also hous­es the developer’s own head­quar­ters. The build­ing occu­pies a tight, tri­an­gu­lar site adja­cent to the train line and was designed with archi­tec­ture by Jack­son Clements Bur­rows. With lim­it­ed exter­nal out­look, the inte­ri­ors focus on cre­at­ing engag­ing and dra­mat­ic inter­nal spaces, where atmos­phere and mate­ri­al­i­ty resolve com­plex plans while attract­ing high-end busi­ness tenancies.

The over­ar­ch­ing strat­e­gy for the fitout was to cre­ate rich­ly lay­ered envi­ron­ments, where the focus was inward rather than on exter­nal views. Draw­ing on a bou­tique hotel aes­thet­ic, the design employs tex­tures, light­ing and com­po­si­tion to make each area com­pelling and mem­o­rable. Splin­ter Soci­ety also explored what would entice peo­ple to come to the office, design­ing a work­place that builds teams and draws staff. This includ­ed extend­ing the end-of-trip facil­i­ties into a full well­ness offer­ing, with sauna, steam room, cold plunge, spa and yoga spaces that pro­vide restora­tive experiences.

The end-of-trip facil­i­ties are designed to feel more than func­tion­al. With show­ers, lock­ers and hair-dry­ing sta­tions organ­ised along tex­tured sur­faces of nat­ur­al tum­bled stone, vault­ed cop­per tile ceil­ings, and cedar, staff move through a care­ful­ly con­sid­ered sequence in a space that evokes a con­tem­po­rary bathhouse.

Nat­ur­al tim­ber, stone and moody light­ing define the foy­er and cir­cu­la­tion zones. A dou­ble-height spi­ral stair­case pro­vides a grand entry, with a sculp­tur­al fold­ed met­al mesh ceil­ing above that ratio­nalis­es ser­vices and dif­fus­es light. Glazed par­ti­tions allow the ground-floor hos­pi­tal­i­ty ten­an­cy and foy­er to flow into one anoth­er, cre­at­ing a seam­less, shared expe­ri­ence between pub­lic and inter­nal spaces.

All cir­cu­la­tion areas con­tin­ue the palette of tim­ber, stone and moody light­ing, adding refine­ment on each lev­el and inte­grat­ing art­works at key points. The shared rooftop fol­lows the same prin­ci­ple, offer­ing a hos­pi­tal­i­ty and ameni­ty space acces­si­ble to both office users and the public.

With its focus on inter­nal points of inter­est, lay­ered cir­cu­la­tion and high lev­el of ameni­ty, Cubitt Place cre­ates a work­place that draws staff in and fos­ters connection.
